About Transmission and Distribution


Southern California Edison’s (SCE's) Transmission and Distribution Organization (T & D) is responsible for planning, engineering, constructing, operating, and maintaining transmission and distribution facilities throughout the 50,000-square-mile territory. T&D is the steward of roughly $19 billion in assets that safely and reliably deliver electricity to 14 million residents via SCE’s 4.9 million customer accounts.


Position Overview


This position will be a Real Estate Appraiser in the Valuation group within Southern California Edison (SCE)’s Transmission and Distribution (T&D). 


Typical responsibilities include:

  • Perform real estate appraisal analysis and reporting in compliance with SCE and State/Federal laws and regulations.
  • Provide Project Estimating services (non-appraisal) for potential acquisition projects or other department project planning.
  • Work with approved SCE Vendors (contract appraisers) to contract and review appraisal work when internal workload is in excess of capacity.
  • Provides financial analysis on Credit Check requests to verify creditworthiness of continuing or potential licensees on SCE rights of way.
  • Participate in meetings as a subject matter expert (in valuation), provide functional direction, recommendation and guidance.
  • The primary work location for this position is Rosemead, CA; however, the successful candidate may also travel for work at alternate work locations.
  • Perform other duties and responsibilities as assigned.



  • Bachelor's Degree in Business, Real Estate Law, Economics, Mathematics, Statistics or a related field or an equivalent combination of education, training, and experience.
  • Must have five or more years’ experience in valuation and review of appraisal of Real Estate.
  • Must possess a CA Certified General Real Property Appraiser License.
  • Demonstrated experience in appraising property for public projects, before and after appraisal analysis (part take), and/or easement valuation
  • Demonstrated a complete understanding of approaches to value.
  • Demonstrates advanced analytical and quantitative skills.
  • Demonstrated ability to analyze, interpret and comprehend complex real estate documents (i.e. title reports and grant deeds).
  • Typically possesses one of the following designations; Member Appraisal institute (MAI) designation, Senior Right of Way Agent Professional (SR/WA) designation, Commercial Investment member (CCIM) designation.
  • Demonstrated ability to read and interpret engineering/survey maps.
  • Demonstrated experience using Microsoft Word, Excel, and PowerPoint.
  • Demonstrated experience collaborating on cross-functional teams to meet objectives.
  • Must demonstrate strong ethics, influence and negotiation, leadership, interpersonal skills, communication, and the ability to effectively manage stress and engage in continuous learning.
  • Demonstrated experience to managing multiple projects concurrently.
  • Demonstrated experience in customer service.
  • Must have strong oral and written communication skills, and be customer focused to understand and appropriately respond to clients’ business needs.
  • Demonstrated ability to validate and accurately analyze information, and make sound decisions that have considerable business impact.
  • Demonstrated ability to interface effectively and collaborate with clients, peers, management, and vendors to successfully meet shifting needs.
  • Demonstrated ability to motivate self and others to overcome obstacles and achieve goals.
  • Demonstrated ability to follow Edison safety protocols and safe work practices.
  • Demonstrated experience analyzing information, identifying needs, developing action plans, and providing recommendations.
  • Demonstrated experience illustrating excellent analytical and interpersonal skills.
  • Demonstrated ability to take initiative and accountability for results.
